One of my biggest passions within real estate has always been creating beauty and potential within a space. Whether I’m preparing a home for the market, renovating one of my own investment properties, redesigning spaces in my personal home, or taking on fun DIY projects, I genuinely love the creative side of real estate and design.

This page is a collection of some of the projects we’ve worked on over the years; ranging from renovations and home updates to smaller creative projects and transformations. I’m constantly drawn to opportunities to improve functionality, elevate design, and bring new life into a space.

 

For me, real estate has never just been about buying and selling homes. It’s also about vision, creativity, and seeing what a space can become.

Denville, New Jersey - Buy & Hold

This Denville project has easily been one of the most challenging (and rewarding) projects we’ve taken on so far.

We originally found the property by reaching out directly to the absentee owner through mail marketing while he was living in Florida. After connecting with him, we quickly realized he was highly motivated to sell after years of dealing with a difficult situation involving nonperforming tenants. The tenants were not paying rent, would not cooperate with showings, and had made it nearly impossible for the property to successfully sell despite multiple attempts on the market.

The seller himself was a very savvy investor and was open to creative financing solutions, specifically seller financing. Because the terms were so strong, my husband and I decided to move forward with purchasing the property sight unseen, completely as-is, and with the tenants still in place.

What followed was over a year of navigating tenant issues, attorneys, and the court process before we were finally able to obtain a vacant property and begin renovations.

Now, the property is undergoing a full gut renovation, and once completed, we plan to hold it as a long-term investment with highly qualified tenants. This project has been a true lesson in patience, problem-solving, creative deal structuring, and seeing potential where others may have walked away.

Morristown, New Jersey - Kitchen Renovation

This Morristown condo holds a special place for us because it was our very first real estate investment purchase. Located within walking distance to everything downtown Morristown has to offer, the property had incredible potential from the start thanks to both its location and layout.

While the condo was definitely outdated cosmetically, it was still very livable, which made it the perfect first home for us. After living there for several years, we eventually decided to renovate the unit when it was time for us to move into our next home and convert the condo into a rental property.

Rather than doing a full gut renovation, we focused on strategic updates that would modernize the space while still being financially smart from an investment standpoint. We refaced the existing kitchen cabinets, added new countertops and backsplash, and replaced all of the old appliances with brand new stainless steel appliances. Those updates completely transformed the feel of the unit while keeping renovation costs manageable.

The result was a clean, updated rental in one of the most desirable locations in Morris County, ultimately allowing us to achieve top-dollar rental income for our first investment property.

Manville, New Jersey - Fix & Flip

This Manville project was our first true large-scale renovation and flip project. The property was brought to us off-market through another realtor in our network and needed significant rehabilitation from top to bottom.

Although the home had historically been used as a single-family residence by the previous owners, it was actually zoned as a legal two-family property. From the beginning, our vision was to restore it back to its original intended use by converting the second floor into a completely separate apartment.

 

Originally, we planned to keep the property as a long-term buy-and-hold investment, so our renovation approach went far beyond the typical investor-grade flip. Nearly every component of the home was updated or replaced, including electrical, plumbing, roofing, siding, gutters, kitchens, bathrooms, flooring, and more. The goal was to create a high-quality, long-lasting property rather than simply completing cosmetic updates.

 

As the renovation neared completion, we realized the resale margins on the property had become extremely strong. At that point, we made the decision to pivot and sell the property instead, allowing us to reinvest the proceeds into future real estate projects and continue growing our portfolio.

My House - [Mostly] DIY Renovations

Our home was one of those properties where we immediately saw the potential. While it definitely needed a significant amount of cosmetic updating, the house had incredible bones, a great layout, and so much opportunity to make it our own.

We started with some of the larger-impact projects, including major landscaping, exterior painting, and refinishing the original hardwood floors throughout the home. From there, I slowly began taking on DIY projects that really transformed the space and made it feel personal and intentional.

 

Over time, I painted every room in the house, installed new tile in the entryway, and gave our kitchen a full refresh by painting the cabinets, adding new appliances, and installing a peel-and-stick tile backsplash. We also renovated the basement, and I completely DIYed the downstairs bathroom with new flooring tile, a new vanity, fresh finishes, and reglazing the existing shower.

 

We still have plenty of projects left on our list, but this home has been such a good reminder that a little creativity, vision, elbow grease, and love can completely transform a space.
